After the first year, state law limits how much that taxable value can increase annually, even if home prices rise quickly. Tax rates are set locally, so they can vary by community and school district.

If the home is your primary residence, you may qualify for a Principal Residence Exemption, which can lower your tax bill. Most homeowners pay property taxes twice a year, once in the summer and once in the winter. Just one of those “Pure Michigan” details worth knowing before you move.

Basements are common and multifunctional.

Many Michigan homes include basements because foundations must be built below the frost line. These spaces often house mechanical systems and are used for storage, storm safety, or extra living space. Older homes may have what’s called a “Michigan basement,” which typically has lower ceilings.
